OUR STRATEGIES

Broadview & Co was founded in 2011 by Mike Ballard and Mike Matysik to create and manage private equity investments for accredited and sophisticated investors.

We focus on unique value creation opportunities that differ from traditional Wall Street type investments, providing asymmetrical risk/reward profiles by supplementing publicly available information with our own local knowledge (in real estate investments) and our own insight and judgment (in the case of non-real estate investments). In general, we prioritize preservation of capital, while targeting superior returns through operational cash flow and long-term appreciation.

Most of our investments have been in multi-family assets in secondary and tertiary markets in the Southeastern United States. To date, we have purchased and managed well over 4,000 apartment units.

We continue to seek out, assess and invest in new markets and new investment categories. Our real estate investments have also included a 150+ unit single family house portfolio in Georgia, multiple large land projects for multi-family and single-family housing developments, and two speculative condominium building projects. In addition to real estate, we are also involved in a variety of technology companies, helping them with fund raising, providing strategic guidance and serving on boards of directors.

Each of our investments is made through a single-purpose LLC formed solely for that investment. We sometimes work with well qualified partners in our deals as co-sponsors. These partners are like-minded and add value by helping to identify opportunities we wouldn’t otherwise come across and through valuable local market knowledge subject matter expertise.

Our multi-family investment targets are as follows:

• Cash on cash returns of 4% to 6%
• Debt reduction plus capital appreciation of 6%+++
• Combined annual returns of 12%+++

We have sold nearly half of our 4,000 units so far, providing annual returns to investors ranging between 10% and 60%, with a blended average annual return of 24%.
